Is there an association?

  • Yes there is a hard working volunteer association in Holly Hill Farms. More information and details can be seen on the HOA page or on the Real Estate Agent page.

Can I put a raised bed garden structure with fencing in my front yard?

  • No, City of Farmington Hills Zoning Ordinance 34-5.1 ACCESSORY BUILDINGS AND STRUCTURES B states: Accessory buildings or structures shall not be erected in any front yard nor in any exterior side yard setback. The Architectural Committee will work with you to locate structures in a compliant area of your yard. Please see the Real Estate Agent page for more info.

I want to get involved, what do I do?

  • We would love more involvement from homeowners! It doesn’t have to be a large commitment, there are many small areas where you could pitch in. Check out the HOA page and see if anything interests you and sign up to help with one of the committees. We are always looking for volunteers.

Do I need a permit?

  • If you are doing a project you may need a permit. Please go to the City Information Page to see what types of projects require a permit from the city.

Where do I store my boat?

  • Holly Lake is not a motorized lake to maintain a quieter, more pristine experience. If the boat is unlicenced it cannot be stored outside.

    NO recreational equipment may be stored in the front yard for a period of more than 24 hours.

    Recreational equipment 6+ feet in height may be stored ONLY within the rear yard. It must be set back at least 6 feet from the rear lot line, 10 feet from the house and at least the minimum side setback of the district.

Can I put up a fence?

  • The ACC and HOA are operating under the principle that the nature of the subdivision is best preserved by the absence of fences. A fence is required if you have a pool for safety. Chain link fencing is not allowed.

Can I come to an event?

  • All events posted in the event section of the Holly Hill Farms website are for the entire subdivision. So please RSVP and come!

Can anyone enjoy Upper or Lower Holly Lake?

  • Holly Lake is 100% private property and is owned by the 23 residents’ lots who touch the pond. Please don’t trespass on their property without permission. Each resident owns a slice of Holly Lake. To enjoy the pond one would need to own a house on the pond or gain permission from a Holly Lake property owner.

Can I repaint my house or fence a different color?

  • Prior to painting your house or fence a different color please submit the Exterior Modification Form to the Architectural Committee. This is a requirement in the Covenants & Restrictions to keep harmony in the neighborhood.

Can I store junk cars outside?

  • In any area zoned for residential purposes, the storage upon any property of junk automobiles is not permitted, except in a completely enclosed building.

    The term "junk automobiles" shall include any motor vehicle which is not licensed for use upon the highways of the state for a period in excess of thirty (30) days and shall also include whether so licensed or not any motor vehicle which is inoperative for any reason for any period in excess of thirty (30) days.

Do I need to submit an Exterior Modification Form?

  • Yes, please read the Covenants and Restrictions regarding this subject on the Architectural Committee page to see if your exterior modification would require a form. Any new structure, or change in nature, kind, shape, height, materials, color scheme, or location requires a form.

How do I RSVP for an event?

  • Go to the event page and click the RSVP of the event you want to attend. Fill out the form and we will add you to the event list. It is very helpful to have a headcount in the case of food or other things the Association may be providing at the events.

What is Mid-Century Modern?

  • +/- 70% of the homes in Holly Hill Farms are Mid-Century Modern. It broadly describes Modern architecture, furniture, and graphic design from the middle of the 20th century. Most Mid-Century Modern homes showcase three predominant characteristics: a clean, minimalist aesthetic, an emphasis on bringing the outdoors in, and the presence of angular structures.

I want to sell my house, what do I do?

  • Let the Association know you are going to sell your home and we can put a coming soon category on the website. We also may know someone who has been wanting to live in Holly Hill Farms for some time, many people constantly watch the neighborhood for sales.

Where do I store recreational equiptment?

NO recreational equipment may be stored in the front yard for a period of more than 24 hours.

In any area zoned for residential purposes, the storage upon any property of unlicensed recreational equipment, except in a completely enclosed building is not permitted.

For the purpose of this subsection, the term "recreational equipment" shall include any travel trailers, pickup campers or coaches, motorized dwellings, tent trailers, boat and boat trailers, snowmobiles, horse trailers, dune buggies and other similar equipment. Recreational equipment for which a six-month license is available may be stored while unlicensed for a period of no more than six (6) months.

STRUCTURES ARE NOT ALLOWED IN THE FRONT YARD

 

This is an important message from the HOA and the City of Farmington Hills:

This is an example of the buildable area of the property in the diagram to the left. The Exterior Modification Form also needs to be submitted to the Architectural Committee when making changes to the exterior of the property.

Structure means anything constructed or erected, the use of which require a location on the ground or attachment to something having location on the ground.

The city and HOA are also working to eliminate current structures that are not property placed.
